At the end of Köpenicker Straße in Berlin-Mitte, we are converting a former office building into a total of 36 studios. The private studios range in size from 6 to 46 square meters, have ceilings 4 meters high, fixed skylights, windows providing natural light, and some include heating, electricity, and shared areas (bathrooms, hallways, etc.). Studios 1.1 through 2.6 have heating. All other studios do not have radiators.


The studios cost €11/m² (€13 with heating, €7 for basement studios) in rent, plus €3/m² for operating and utility costs, and a flat rate of €20 (€10 with heating) for electricity (all prices are subject to 19% VAT). Shared areas (bathrooms, hallways, etc.) are allocated proportionally to the studios. Sanitary facilities are available in the building. The contracts are open-ended with a three-month notice period. The estimated contract duration is 3-5 years. Artists are permitted to work in the studios around the clock.
